CAMPSITE WITH LARGE FINCA AND TWO PRIVATE HOUSES
Graet luxury campsite with 30 pitches for caravans. All pitches are fenced and have a picknick-table and 8Amp. electricity. The pitches are the largest in Spain; each has 150 - 250sqm!!
If wanted, it is possible to make more pitches, woodden cabins, tents for rent....there is app. 10.000sqm land with oak-trees and grasland wich is not in use at the moment.
26.000qm land and app. 750sqm buildings (this includes two family homes with app. 200sqm and with app. 50sqm), restaurant with outside terrace, reception, very luxury bathrooms, large pool, a chapel, a wooden stable.....ALL NEW BUILDED IN 2010!!!!!
We have used only best materials (most Germans) for to build! All floors are tiled, some with mosaics, the upstair floors have Laminate, all windows and doors are double glazed and made by a German manufactor. We have all toilets wand hanging and have instaled glased sinks. All water points are time regulated.
The electrical power comes by a STECA / STUDER Photovoltaik sistem with 10x 150Wp and 1.800AH / 24V battery bank. The sistem is computer controled and runs without maintenance. Two diesel generators with DEUTZ motors (1x 16kw / 3Zyl. and 1x 60kw / 6 Zyl.) complet the sistem. The max. output is 60kw/380V!
We have own well from 150m deep in granit with excelent drinkable water. The output here is app. 20.000L/day. This is enough for 120 guests, for the irrigation and for to refill the pool.
Outside is a 25.000L water deposit and a 40.000L septic tank instaled.
The drinking water is controled by a GREENSAND Filtrator and a industrial UV-light.
The warm water is generated by gas fired boilers. For this we have a 1.000L gas tank instaled on the finca.
To iluminate the camping, we have app. 200 lights. Each runs like a 50W lamp but the consumption of each is only 1,8W!!!!!!!!!
This are special LED-lamps from a German developer.
In the restaurant and in the kitchen we have 3 STECA 300L cooler/freezer. They are concepted for Africa and are special made for photovoltaik sistems.
The area is well knowed for Birdwatching, Walkers & Bikers, for nature lovers and for people wich are interested in culture.
3 UNESCO WORLD HERITAGE Cities (Mérida & Cáceres & Guadalupe) and the medival town of the Conquistadores, Trujillo - are close by.
The camping as well is good situated for campers on their way to the coast wich like to stay here for the night......, the motorways Madrid-Seville & Salamanca-Seville are 15-20 min. away!
In the area are other campings, wich are running (exeptional the Dutch one) more than 15 years:
Camping Cáceres / Camping Mérida / Camping 301 / Camping Monfrague / Camping Finca la Reina
The next bus station is 2500m away, shops, schools, medical center etc. are in Valdefuentes / app. 2500 distance!
In the area are a lot of Dutch / English familys. The local government of Montanchez and Almoharin for example offer to this familys gratis Spanish integration courses!
We haven´t open the campground for reasons for separation in the family. With some smal finnishing work, the camping and the reataurant can be open in a timetable of max. 4 weeks. We have all licenses for this, the house papers are in good order!
If you like to run the reataurant not only exclusive for the campers, you can offer for example in the summer BBQ´s and in autum, winter and springtime for medieval banquetes.......
The local bank of BBVA-Trujillo pre-taxed the instalations with app. 600.000,-- Euros.
If necessary, we can give a mortgage (Min. 60% own capital necessary!!!)
The campground will give a family a good income; we have the camping since 2009 in promotion at the most important campingguides in Holland and Germany (ANWB, ASCI, FECC, ADAC, DCC....). We gat daily app. 40-60 clicks from campers from Holland & Germany on our website www.ruralextremadura.com
